Attention, “Fixer Upper” fans: you don’t have to travel to Waco, Texas, to find sophisticated farmhouse chic. A particularly inviting example is located on a leafy street in Shepherd Park, off the increasingly hip-and-happening Georgia Avenue corridor.

While not a Chip and Joanna Gaines production, the completely renovated and expanded home picks up many of the same elements we associate with their brand and style: shiplap, barn doors, a neutral color palette (pale greys and dusty blues), natural wood, and luxurious finishes and fixtures.

Built in 1942, the house at 7537 12th St NW encompasses over 4300 square feet of bright and open living space on four levels. It includes five bedrooms, four-and-a half baths, a finished basement, an attic, and two bonus rooms. It also boasts a front and rear porch and a detached two-car garage. This house is on the market for $1,275,000.

A flagstone walkway and steps lead to the white brick house, which sits elevated above the street and fronted with newly laid sod and evergreen shrubbery. Contemporary Neutra-style numbers and brushed nickel hardware on the columned porch play up the sleek windows and traditional door with its original fan and sidelights.

Inside, tongue-and-groove white oak floors (unvarnished and unstained) run throughout. In the entryway, near the staircase, the flooring features a geometric pattern for additional visual interest. Moreover, the hallway leads to the back of the house, the kitchen, and rear garden.

To the right of the foyer is the dining room, which is spacious enough for large family gatherings. It opens to a butler’s pantry with white cabinetry, marble counters, KitchenAid wine cooler, chevron-patterned marble tile backsplash, and open shelving crafted from reclaimed wood.

Furthermore, the kitchen is a cook’s dream. It features a dark grey wood island, white Shaker cabinets, Avenza marble counters, and a white subway tile backsplash. Appliances include a Wolf range, KitchenAid refrigerator, a wall microwave oven, a dishwasher, and a deep farmhouse sink.

Nestled off the kitchen is a cozy sitting room that could be configured as a breakfast nook. There is also a glass-paneled door opening onto the back deck, garden, and flagstone path to the garage.

On the way to the living room is a half-bath accessorized with grey/blue Mediterranean ceramic tile floor and pale blue pocket barn door. In the living room, there is a coffered ceiling and working wood-burning fireplace with a dark wood mantel and marble-tiled surround.

Upstairs on the second level, there are three bedrooms (master and two guest) and two baths (one hall and one en-suite.) The dreamy master suite features a cathedral ceiling with shiplap paneling, recessed lighting, and a huge closet ready for customizing.

A barn door reveals a luxurious bath with a freestanding soaking tub (overlooking the garden), a frameless glass-doored shower with dual showerheads (including a rainhead), a stained maple double sink vanity, and marble tile flooring. Also on this level is a laundry room with a GE side-by-side washer and dryer. At the end of the hall, there is a long window seat set under an elevated window.

On the third level, there is a refined attic comprising an office with built-in storage, dormer windows with window seats, and an elegant hall bath and bedroom.

The lower level includes a large rec room, a bonus room (for an office or au-pair suite), a white and grey-tile full bath, a storage room, and a utility closet. Additionally, there is also a door to the outside.

Along with its rustic, farmhouse aesthetic, the home comes with some valuable 21st century touches, like Nest thermostats, a Ring video doorbell, and high efficiency HVAC and windows. Ethernet and coaxial cables are also installed.

Shepherd Park is about to experience its own renovation, thanks to the planned construction of the former Walter Reed Army Medical Center. Indeed, this construction is expected to deliver 3.1 million square feet of retail, residential, and commercial space. The home is conveniently located near the Red Line at Silver Spring and offers easy access to Bethesda and downtown.

The five-bedroom, four-and-a-half bath modern farmhouse is listed for $1,275,000 with Compass. For details more details, contact Alexandra Thomas at 202-725-2545 or alex.thomas@compass.com. For a video tour, visit https://bit.ly/2q1vwBn.
