If you listen carefully, you can almost hear the sound of children as they run up and down the stairs to their classrooms. And that is by design. In their transformation of the James B. Edmonds School from learning place to living space, developers CAS Riegler and Ditto DC preserved many of the classic Colonial Revival details that we all remember (fondly?) from our school days.

There are wide stairwells and hallways, exposed brick walls and archways, wood beams and doors, and oversized multi-paned windows—some Palladian—that light up the interiors on even the dreariest day.

Constructed in Capitol Hill in 1903, the Edmonds School Condominium complex was renovated in 2014. It now houses 21 distinctive residences, with no two floor plans alike.

Unit 208, a penthouse, offers 1628 square feet and includes two bedrooms (one is a loft), two baths and custom millwork (moldings, stairways, furnishings) throughout. It is on the market for $949,900 with a monthly condo fee of $505 that covers gated parking. The pet-friendly building also has an elevator and community deck.

A sense of light and air is what you first notice when you enter the apartment, thanks in part to the high ceilings and southwestern exposures. To the left of the foyer is the guest bath with marble basketweave floor tile, a six-foot soaker tub, Waterworks fixtures, a and quartz-topped vanity.

At the end of the hall is the mudroom, which features a deep closet with industrial barn doors, is a hand-crafted wood bench and shelf and a clever storage system for bikes and other athletic equipment. (All the specialty woodworking was done for the sellers by a local artist.)

To the right of the entry is the main hall closet and a laundry room with a stacked Whirlpool washer/dryer. There’s also a guest bedroom that has 11-foot ceilings and west-facing windows with automated custom shades.

Off the hall and the bedroom is the main living space—an open plan living/dining room and kitchen with soaring ceilings and multiple windows with south and western views.

In the kitchen, ebony-stained oak shaker-style cabinets go up to the ceiling and form the island. They are both set off by white quartz countertops, nickel hardware, and a subway tile backsplash. Stainless appliances—all Bosch—include a dishwasher, French door refrigerator/freezer, five-burner gas range, and a microwave and wall oven.

Up on the loft level is the master suite, which includes a large bedroom with pitched ceiling, custom-built bookcase, and walk-in closets customized by California Closets.

The en suite bath highlights the woodworker’s art with a custom-made vanity. It is designed to complement the bookcase and echo the rough-hewn wood accents downstairs.

There are two vessel sinks, a custom mirror with lights, terrazzo backsplash, frameless glass-doored shower, and a radiant-heated porcelain tile floor.

The condo also gets high marks for its smart Nest technology and dual zone HVAC. Located on a quiet tree-lined street in the heart of Capitol Hill, the Edmonds School condominiums are an easy walk to Union Station, Eastern Market, and the lively H Street retail and restaurant corridor. It is considered a “biker’s paradise.” And several transit lines serve this area.
